You might love your current house. But what if you finally got the home of your dreams? What if your dream was that much closer to becoming a reality? It can happen.

Building a custom home can make your dream home come to life – if you get it right that is. But don’t worry. We’ve got a few tips to help get you there. What should you be thinking about when making your dream home your reality?

Here are our expert tips on building the home of your dreams.

Really Think About the Location

Here’s the thing about building a custom home: Often, the lots are on the outskirts of town. Cities frequently grow this way. However, you can find lots that are located in redeveloped metropolitan areas. It all comes down to your personal preference. What did you imagine when you picture your dream home? Is it in the middle of a bustling city or in the quiet suburbs away from the chaos of it all?

You want to make your choice based on your needs and lifestyle. And you want to consider what those might be about 5-10 years down the road as well. Is the lot located to amenities you need to access? What about schools? Parks? Public transportation? Stores? If not, you can also find out what the developing plan is for the area. In a couple years, these amenities might pop up around it. Do your research and explore your needs.

Lastly here, consider the orientation and the lot of land you build on. The type of land can make all the difference in building costs and time – and also what you can do with it. You will also want to make sure that the big windows you plan on putting in the back won’t cause your air conditioning bill to skyrocket. Where does the sun sit most of the day? These little things will matter once you move in.

State What You Want

Don’t be shy! This is your home after all. You’re paying for it. Go after what you want. Voice your opinion and your ideas. Ask questions. Know that the land itself may shape what you can do with it. But, home style and interior design choices should mostly be up to you. It’s important for your builder to understand your needs and priorities. Make them known.

Research, Research, and More Research!

Find out all that you can about the builder. You are trusting them to build your dream home. You want to get it right. Find out what credentials they have. What have customers in the past said about them? Are they a reputable company? And before you sign any contracts, make sure to read them over thoroughly – or better yet, have your lawyer read them over for you.

In addition, make sure all the right permits are in place before building. Your builder, agent, or lawyer should be able to help you out with this. Don’t forget this critical piece.

Go in With a Budget

Things can get out of control fast – especially when you don’t have a limit. Keep your finances in order and plan ahead with your budget. Again, research comes in handy here. Find out what fits your budget. What can you expect? How will your dream home actually add up? Are your priorities doable? What can you compromise if not?

Stay Away From Trends

Trends come and go. It’s the stone-cold truth. It might look cool now, but will you still like it 5 years down the road? Maybe not. Go for more classic and simple looks – unless you really do have a specific style that you’re sure isn’t going to fade anytime soon.

For technology – such as HVAC systems – go with ones that will last. You’ll get the most bang for your buck this way.

Ask Yourself: Will You Use It?

That standalone library room sounds exciting. And so does that gym space – but will you actually use it? Avoid going overboard. Some things sound nice, but will they still be used months or years down the road? Think about it. Plus, if you ever plan on selling your home, these very specific rooms can cause you to lose money. They are also hard to ever transform into a new space. So, if you think there is a chance you won’t be into it in a few years, considering cutting out those plans.

Start Turning Your Dream into Reality Today!

Use our expert tips to get started. Your dream home doesn’t have to sound far-fetched or impossible. In fact, it’s entirely possible.
